What's Changing in Crozet
By Josh Keeton, Town Realty · Updated
Is Crozet growing?
Yes, fast. Crozet's census population grew from 5,565 in 2010 to 9,224 in 2020, a 65.8% increase, and Weldon Cooper projects Albemarle County will add about 18,000 people by 2040.
Housing is growing with it: 83 of the 237 Crozet home sales in the 12 months ending August 2026 were new construction.
Where are new homes being built in Crozet?
Mostly in three neighborhoods. In the 12 months ending August 2026, new construction made up 37 sales in Pleasant Green, 22 in Old Trail and 14 in Glenbrook at Foothill Crossing, out of 83 new-construction sales in all.
The median new-construction sale was about $531,000. Check the county's development map for current rezoning status, since approvals change.

Is there new construction for sale in Crozet right now?
Yes: new construction made up 83 of the 237 Crozet sales in the 12 months ending August 2026. In Old Trail, the developer lists three builders as of October 2026 (Southern Development Homes, Craig Builders and Arcadia Builders), and homes there are sold through the builders, so ask them about current lots.
Are there townhomes or condos in Crozet?
Yes, and they're about half the market. 110 of Crozet's 237 sales in the 12 months ending August 2026 were attached homes such as townhomes, with a median price of $447,900, against $698,000 for the 127 detached houses.
Attached prices ran from $305,000 to $952,000. Most of the new townhomes are in Pleasant Green, Old Trail and Glenbrook.
What is happening downtown, around the old Barnes Lumber site?
Downtown Crozet's redevelopment is a long-running work in progress. The 20-acre former Barnes Lumber site is being planned for redevelopment by Milestone Partners, and as of May 2024 the county was negotiating a public-private deal with Riverbend Development to build part of Eastern Avenue, a north-south road the Crozet Master Plan calls for.
The county has also invested in downtown streetscape and a new library. Status changes often, so confirm the current stage with Albemarle County's Community Development department before you rely on a timeline.
What is happening with Western Park?
Western Park is only partly built. Albemarle received the 36-acre site in 2010 through the Old Trail rezoning, and as of May 2024 it had a playground and a walking trail but no other amenities.
The Crozet Master Plan lists the park as a priority project.
What does Albemarle County say is coming for Crozet?
The county plans for Crozet as one of its designated growth areas, guided by the Crozet Master Plan, which Supervisors last updated in October 2021. The county's new Comprehensive Plan, AC44, suggests no growth-area boundary changes for now.
The Crozet Community Advisory Committee asked in October 2025 for revisions to AC44 language about how the growth area might expand someday.
