Crozet Utilities

How much are monthly utilities in Crozet?

Water and sewer from the Albemarle County Service Authority came to $75.41 a month for an average household using 3,200 gallons under the rates that ran July 2025 to June 2026, and ACSA says the July 2026 increase adds about $7 a month for the average customer. Dominion Energy puts a typical 1,000 kWh residential bill at about $180 a month in 2026.

The ACSA bill is tiered: a monthly service charge, water that costs more per gallon as use rises, and sewer billed on every gallon, so a household watering a lawn in summer can pay twice what a light user pays. Not covered here: propane or oil heat, internet, trash service, and homes on a private well and septic.

Who provides water and sewer in Crozet?

The Albemarle County Service Authority (ACSA) supplies public water and sewer in Crozet's developed areas, buying treated water and sewer service from the Rivanna Water & Sewer Authority, which runs the Crozet water treatment plant. Listings for homes in Old Trail, Glenbrook and Pleasant Green show public water and sewer.

ACSA says about two-thirds of its costs come from Rivanna's wholesale charges, and it raised rates about 9% in 2025. We couldn't confirm a current typical monthly bill, so ask the seller for the last 12 months of water bills.

Do homes in Crozet use well and septic?

Most homes inside Crozet's growth area are on public water and sewer from the Albemarle County Service Authority, which has served Crozet since it was created in 1964. Only parcels inside the ACSA jurisdictional area, set by the Board of Supervisors, can connect, so rural homes outside it rely on private wells and septic systems regulated by the Virginia Department of Health.

To check a specific house, ask the seller for an ACSA bill or look the parcel up in the county GIS.

Who provides electricity in Crozet?

Mostly Dominion Energy, but it depends on the address: of the 58,884 electric customers PowerOutage.us tracks in Albemarle County, 49,273 are Dominion's, with Central Virginia Electric Cooperative, Appalachian Power and Rappahannock Electric Cooperative serving the rest. Confirm the utility for a specific house with the seller or the utility before you move.

How are homes in Crozet heated?

In the Crozet listings we reviewed from 2024 to 2026, heat pumps were the most common heating system, with propane showing up for fireplaces and as backup heat. We saw no sign of natural gas service in Crozet listings.

Heating type varies by home and builder, so check the listing's heating fuel line and ask for a winter's utility bills. If a home has propane, ask who owns the tank, since an owned tank means you can shop suppliers.

Which internet providers serve Crozet?

Provider-comparison sites list Xfinity (cable) and Brightspeed (fiber in places) for Crozet, with T-Mobile fixed wireless and satellite as extra options. They disagree on how much of town has fiber, so what you can get depends on the address.

Before you offer on a home, check the exact address on the FCC National Broadband Map and ask the seller which provider they use and what they pay. A listing can say 'high speed internet available' without naming the provider.

How is cell service in Crozet?

We haven't found an independent, published measure of cell coverage for Crozet. The way to check a specific street is the FCC National Broadband Map, which shows carrier-reported mobile coverage by address, and the honest test is your own phone at the house before you commit.

How does trash pickup work in Crozet?

Albemarle County doesn't run curbside trash collection. Crozet households either hire a private hauler or haul their own trash to the county's Ivy Solid Waste and Recycling Center; the Ivy and Southern Albemarle convenience centers take household trash in tagged bags.

Many Crozet HOAs include trash pickup in their dues, including Old Trail, Glenbrook, Pleasant Green and Haden Place townhome listings. In a neighborhood without an HOA, you'll set up and pay for a hauler yourself.

Does Crozet have curbside recycling?

Curbside recycling depends on your hauler: the county leaves it to private haulers, so ask any hauler what it collects. The county also runs two drop-off recycling centers.

Where an HOA hires the hauler, recycling may be part of that contract, so ask the association.

What utilities do you need to set up before moving to Crozet?

Set up four things before closing: water and sewer with the Albemarle County Service Authority, electric service with whichever utility serves the address, a trash hauler (unless your HOA covers trash), and internet.

Ask the seller which electric utility and hauler they use and what they pay. If you buy with propane or oil heat, add a fuel supplier to the list.

What should you check on a well and septic before buying in Crozet?

For septic, get the system's records from the health department and have a licensed professional inspect it several weeks before closing; Virginia doesn't require a septic inspection at sale, but a lender may. For a well, test the water: Virginia Tech's Household Water Quality Program runs a $70 test of 28 contaminants, including E. coli, nitrate, lead and arsenic, with clinics in Albemarle County.

The VDH permit lists the system's parts and its design capacity in gallons per day. VDH also suggests reviewing inspection reports, operation permits and maintenance records, and checking the deed for conditional permits or waivers; repair waivers end when the property is sold. Alternative systems need a licensed operator's visit every year.
