What do you gain and give up moving from Northern Virginia to Crozet?

You gain a lower price and a lower tax rate than Fairfax County, and you give up proximity to Northern Virginia offices and a much denser area. The honest trade-off is money and space against distance.

Loudoun ($0.805) and Prince William ($0.865) have lower real estate tax rates than Albemarle's $0.894, so the tax gain applies mostly to movers from Fairfax, Arlington and Alexandria.

Is Crozet cheaper than Northern Virginia month to month?

Yes, on the two biggest bills. At each place's median sale price with 20% down and Freddie Mac's 7.32% rate (October 22, 2026), mortgage plus property tax comes to about $5,014 a month in Fairfax County and $3,495 in Crozet, roughly $1,519 less.

Medians used: $780,000 for Fairfax County (first half of 2026) and $559,900 for Crozet (12 months ending August 2026); tax uses the 2026 rates of $1.12 and $0.894 per $100 applied to those sale prices, not to county assessments. Insurance and utilities are not compared because no county-level figure could be verified; get quotes for the specific address. The car tax rate is before Virginia's state relief on the first $20,000 of a personal vehicle's value.

If you sell in Northern Virginia, what can you buy in Crozet?

More house than the typical Crozet buyer gets. A Fairfax sale at the county median of $780,000 compares with Crozet's $559,900 median, and Crozet's detached homes had a $698,000 median over the 12 months ending August 2026.

Crozet sales within 10% of $800,000 had a median of 2,835 square feet and 4 bedrooms, built around 2021 (34 sales). What you net depends on your mortgage balance, selling costs and gain. The IRS lets you exclude up to $250,000 of gain on a main home ($500,000 on a joint return) if you owned and lived in it at least 2 of the last 5 years.

How do your taxes change moving from Northern Virginia to Crozet?

Your state income tax stays the same and your real estate tax rate drops if you leave Fairfax County. Fairfax County's 2026 rate is $1.12 per $100 of assessed value and Albemarle's is $0.894, about $8,736 a year versus $5,006 at each place's median sale price.

Virginia's income tax schedule is statewide: 2% on the first $3,000 up to 5.75% over $17,000. Car tax is $4.28 per $100 in Albemarle against $4.57 in Fairfax County. Other 2026 real estate rates: Loudoun $0.805, Prince William $0.865, Arlington $1.053 (adopted April 22, 2026), Alexandria $1.135, so Albemarle is lower than Fairfax, Arlington and Alexandria but higher than Loudoun and Prince William. Selling your home can also trigger capital gains tax above the IRS exclusion of $250,000 ($500,000 joint).

How do you move your kids into Albemarle County schools mid-year?

Register online with Albemarle County Public Schools once you have two proofs of Albemarle residency. ACPS assigns the school by your home address, so look up the address first.

  1. Find the zoned school: ACPS assigns schools by home address; search the address in the Albemarle County GIS viewer and open Details, then Other Parcel Characteristics. The viewer is unofficial; confirm with ACPS Transportation at (434) 973-5716.
  2. Proof of residency: two proofs, one from a deed, mortgage or lease and one from a paid Albemarle tax receipt or a utility bill dated within 30 days. P.O. boxes and driver's licenses do not count. You also need the child's original certified birth certificate, immunization records and, for grades PK-5, a physical within a year of the first day.
  3. Timing mid-year: ACPS does not publish a processing time; call 434-296-5820. If you will live in the county most of the year but have not moved yet, ACPS lets a student start enrolling with documentation, with tuition held in escrow and refunded once you move in.
  4. Programs that need an application: ACPS has replaced its 4-year STEM academies with 3-year Career Learning Communities that students express interest in during 9th grade, and CATEC career classes are open to ACPS students. Ask the school counselor about deadlines.
  5. Calendar: ACPS runs August 12, 2026 to May 27, 2027; FCPS runs August 24, 2026 to June 16, 2027. ACPS starts 12 days earlier and ends 20 days earlier.

How many people make this move?

About 1,600 people over five years from the four biggest Northern Virginia counties. Census estimates for 2015 to 2019 show 755 movers from Fairfax County, 473 from Loudoun, 192 from Prince William and 189 from Arlington to Albemarle County.

That is roughly 320 people a year, for all of Albemarle County, not Crozet alone, and from before the 2020 move to remote work. Fairfax and Loudoun rank second and third among origins, behind Charlottesville city's 2,923. The estimates are five-year pooled survey figures, so a by-year chart is not available from this source; Alexandria was not among the top 20 origins listed.
