Insurance & Other Costs in Crozet

How much is home insurance in Crozet?
Comparison sites put the average Virginia homeowners policy at roughly $1,700 to $2,300 a year for 2025 and 2026, and one lists Albemarle County's average at $1,705. Your own quote could land well above or below that, depending on the home's age, roof, coverage amount and deductible.
These are statewide and county averages from comparison sites, not Crozet quotes. Get a real quote from two or three carriers before you write an offer, because a roof or system the insurer dislikes can change the price or the availability.
Do you need flood insurance in Crozet?
Probably not for most Crozet homes, but it depends on the address. Crozet is inland, and flood risk follows its creeks: FEMA's flood study for Albemarle lists Lickinghole Creek and Powells Creek among Crozet-area streams with mapped flood elevations, and heavy rain caused flash flooding in Crozet in June 2013. Lenders require flood insurance only where a home sits in a mapped high-risk zone.
How much is the car tax in Crozet?
Albemarle's car tax is $4.28 per $100 of a vehicle's value for 2026, the same rate as 2025, billed in the same June 25 and December 5 installments as real estate tax. Crozet residents pay no separate town tax of any kind, because the town is unincorporated.
Which Crozet homes pay HOA dues, and how much?
Almost every Crozet neighborhood we checked has a homeowners association. On 2024 to 2026 listings, dues run from about $29 a month (Emerald Ridge) to about $141 (Westhall), with townhome sections costing more than single-family ones; Old Trail is about $69 to $108, Glenbrook $84 to $124 and Pleasant Green $81 to $127.
What are closing costs when you buy in Crozet?
Virginia's transfer taxes are small compared with the lender and title charges: the buyer pays state recordation tax of $0.25 per $100 on the deed (about $1,400 on a $560,000 home) and again on the mortgage, and the seller pays a grantor tax of $0.50 per $500, about $560 on the same price. Localities can add up to one-third of the state recordation tax; ask the title company for the exact local figure, plus lender fees, title insurance and prepaid taxes and insurance.
