Privacy Policy

This site is an editorial guide, not a listings portal. There are no accounts and nothing to log into. The only personal information we hold is what you type into one of the forms — and this page explains exactly what happens to it.

Who publishes this site

LivinginCrozet.com is published by Town Realty, a licensed Virginia real estate brokerage, with Gary Palmer as Broker. It is written and maintained by Josh Keeton. Where this policy says “we” or “us,” it means Town Realty.

The site exists to answer questions about moving to Crozet and Western Albemarle County. It does not display listings and it does not create user accounts. If you click through to search for homes, you leave this site for towncville.com, which has its own privacy policy.

What we collect

What you type into a form. Depending on which form you use, that is your first name, your email address, and sometimes your last name, your rough timeline for moving, the street address or neighborhood you asked us to check a school zone for, and which school you asked about. We also record which page the form was on and which form it was, so we know what you were reading when you asked.

Standard server records. Our web host keeps ordinary access logs — IP address, browser type, the page requested, the referring page, and the time. These are kept for security and troubleshooting and are not used to build a profile of you.

How the site measures traffic

We use Google Analytics to understand which pages people find useful — how many visitors a page gets, which searches or links brought them, and roughly where in the world they are. Google Analytics sets cookies in your browser to do this. It tells us about groups of visitors, not about you by name; we do not send your name or email address to Google.

You can opt out for every site that uses it by installing Google’s browser add-on at tools.google.com/dlpage/gaoptout, or by blocking cookies in your browser settings. Blocking it does not affect anything on this site.

What we do not collect

We do not ask for a phone number, and no form on this site has a field for one. We do not collect payment card numbers, bank details, Social Security numbers, financial profiles, or credit information. There are no accounts, so there are no passwords.

We do not buy personal information, and we do not sell or rent yours. We do not use automated telephone dialing or text-message marketing from this site.

This site is not intended for anyone under 18, and we do not knowingly collect information from children. If we learn we have collected information from a child under 13, we delete it.

What we do with it

We use what you give us to answer your question, to send the relocation guide if that is what you asked for, and to follow up about buying or selling in the area. If you asked about a specific neighborhood or school zone, we use that to give you a useful answer rather than a generic one.

Your details are stored in Town Realty’s customer relationship management system, which is how a small brokerage keeps track of who it is talking to. We keep them for as long as we may still be of use to you, and we delete them on request.

Who else sees it

When you submit a form, the information travels through an automation service we operate and into Town Realty’s customer relationship management system. Both are service providers acting on our instructions and are not permitted to use your information for their own purposes.

We do not share your information with third parties for their marketing. We do not pass it to mortgage lenders, insurers, title companies, or other agents unless you specifically ask us to introduce you.

We may disclose information where the law requires it — a court order, a subpoena, or a legitimate law-enforcement request — or where it is necessary to protect someone’s safety. If Town Realty is ever sold or merged, customer records may transfer as part of that business.

Emails from us

If you contact us, we will reply. Any marketing email we send carries an unsubscribe link, and replying with the word UNSUBSCRIBE works just as well. Unsubscribing stops marketing email; we will still answer a question you asked us directly.

Seeing, correcting, or deleting your information

Email josh@towncville.com and tell us what you want. You can ask what we hold about you, ask us to correct it, or ask us to delete it, and we will confirm when it is done.

One honest caveat: routine backups mean a copy can persist for a short period after deletion. It is removed from active use immediately and from backups as those age out.

California residents

We provide these disclosures under California Business and Professions Code sections 22575–22579. We do not disclose personal information to third parties for their direct marketing purposes, so we are not required to maintain a list of such disclosures.

California residents wanting information about disclosure choices may write to “Request for California Disclosure Choices” at the postal address below, including name, street address, city, state, ZIP, and email address. We do not accept these requests by telephone or fax.

We do not currently respond to Do Not Track browser signals, because there is no common standard for what a site should do when it receives one.

We will not treat you differently — in service, price, or quality — for exercising any of these rights.

Links to other sites

This site links out to towncville.com and to third-party sites such as schools, parks, and local businesses. Once you follow a link you are on someone else’s site, under their privacy policy, not this one. We suggest reading theirs.

Security

The site is served over an encrypted connection, and form submissions are transmitted encrypted. Access to stored inquiries is limited to the people at Town Realty who need it. No system connected to the internet is perfectly secure, and we cannot guarantee against every possible breach — but we take reasonable, current measures and we will tell you if something goes wrong that affects you.

Changes to this policy

If this policy changes, the revised version is posted on this page with a new date at the top. Continuing to use the site after that means the revised policy applies.

Governing law

This policy is governed by the laws of the Commonwealth of Virginia, without regard to its conflict-of-law rules.
