How much is property tax on a typical Crozet home?

Crozet homeowners pay Albemarle County real estate tax and nothing on top of it, because Crozet isn't an incorporated town. The 2026 rate is $0.894 per $100 of assessed value, which comes to about $5,006 a year on a home assessed at $559,900, Crozet's median sale price for the 12 months ending August 2026.

That's roughly $417 a month. The bill is figured on the county's assessed value, which can sit above or below what you pay for the house.

How has the Crozet property tax rate changed over the past 10 years?

Over the past 10 years the rate has gone up twice, by 5.5 cents in total: $0.839 from 2016 to 2018, $0.854 from 2019 to 2024, and $0.894 for 2025 and 2026.

The 4-cent increase came with the FY26 budget in 2025; supervisors held the rate flat for 2026.

Are property taxes higher in Crozet than in nearby towns?

Lower than Charlottesville, higher than Augusta County. For 2026, Charlottesville City's rate is $0.99 per $100 against Albemarle's $0.894; Augusta County, over Afton Mountain, advertised its current $0.52 for its 2027 budget, and under Virginia law it could not go higher.

On a $559,900 assessment that's about $5,543 a year in Charlottesville, $5,006 in Albemarle and $2,911 in Augusta. The trade-off with Augusta is the longer drive to Charlottesville and a different school division.

Will my property taxes go up after I buy a home in Crozet?

Probably, even if the rate stays put. Albemarle reassesses every property every year at fair market value, so your bill follows the market: the county's total tax base rose 6.17% for 2026.

Budget for the assessment trend, not just this year's bill.

How does Albemarle County assess homes in Crozet?

Albemarle's assessor revalues every property every year at fair market value, and new assessments go out in January. For 2026, homes on county water and sewer rose 5.4% on average and residential parcels up to 20 acres rose 8.1%.

Those are averages; any one home can move more or less.

How do you appeal a property tax assessment in Crozet?

Albemarle offers two steps: an administrative review by the County Assessor's office, then an appeal to the Board of Equalization, a panel of appointed county property owners. Start with the assessor's office at 434-296-5856; the deadline is printed on your assessment notice.

The Board of Equalization was still hearing 2026 appeals at its May 29 and July 13, 2026 meetings.

How do I look up the property taxes on a specific Crozet home?

Look the parcel up in Albemarle County's online GIS by street address, owner's last name or parcel ID, then multiply its assessed value by the county rate of $0.894 per $100. A home assessed at $559,900 would owe about $5,006 a year; an assessment usually isn't the same as a sale price.

Bills come in two halves, due June 25 and December 5. Questions go to the Office of the County Assessor at 434-296-5856.

When are property tax bills due in Crozet?

Albemarle bills property tax in two halves, due June 25 and December 5. The same two dates apply to the car tax.

If your mortgage has an escrow account, the lender pays these from it.

How much is the car tax in Crozet?

Albemarle's car tax is $4.28 per $100 of a vehicle's value for 2026, the same as 2025. The county values cars, trucks and motorcycles at clean trade-in from the J.D. Power guide.

Supervisors advertised a 15-cent increase in April 2026, then adopted the FY27 budget without it. Boats, trailers and campers are taxed too.

Is there property tax relief for seniors, disabled homeowners or disabled veterans in Crozet?

Yes. Homeowners 65 or older, or totally and permanently disabled, can get 50%, 75% or 100% off their real estate tax if household income and net worth fall under county limits; the county's page lists $88,800 income and $305,000 net worth. Veterans rated 100% service-connected, permanently and totally disabled can apply for an exemption on their home, covering up to 10 acres.

New relief applications are due October 31; existing recipients recertify by April 1. Limits change, so confirm with Revenue Administration at 434-296-5852.

Does land use taxation apply to land in Crozet?

Yes, but only on larger rural parcels. Albemarle's land use program taxes qualifying farm, forest, horticulture and open-space land at its use value instead of market value; Virginia's minimums are 5 acres for agriculture or horticulture and 20 for forestry, and Albemarle's open-space category needs at least 20 acres outside the home site inside an agricultural-forestal district.

Crozet's subdivision lots are far below those sizes, so this matters mostly for country properties around the town. If you buy land already in the program and change its use, ask the county about rollback taxes before closing.
